From Russia with Qi - Birth of a Project

After the conclusion of the Feng Shui seminar in Moscow, a student approached me and asked if I would be interested in providing Feng Shui consultancy service to a US$20 million real estate project. “I would be most interested if certain conditions are satisfied,” I replied.

“Please let me know what the conditions are,” the student was eager to find out.

“Firstly, I must be involved right from the beginning and work closely with the architect. Secondly,” I continued, “the owner of the project must have some understanding of Feng Shui and will support me when there is a grave difference in opinion between the architect and me.”

“No problem!” the student exclaimed. “I am the owner of the project.”

A business meeting was immediately arranged with the architect, the business consultant and the project director of his company flown in from another city. A contract was prepared and the general director emphasized that if I was not satisfied with the terms, everything was negotiable. I looked at the offer and signed the contract immediately without hesitation. I knew I could ask for more and they would be happy to comply. But that is not how I conduct business. The terms are satisfactory. Marina Shulman will act as my assistant and interpreter on this project.

The enticing element is that I will be involved right from the start. It will be the first documented project of this magnitude that truly deploys Feng Shui techniques in its development.

This real estate project is to construct a commercial center about 10 minutes driving distance from the city center of Russia’s third largest city. The site is located on a 50,000 square meters stretch of land with a river coming from the southwest to join the River Volga in the north. Construction cost is estimated at US$20 million. The complex will have 32,000 square meters of floor space for all kinds of establishments. Shops, cinemas, fine dining and sporting facilities for bowling or skating can all be found under the same roof.

Basically, the landform satisfies the Ling Shen and Zheng Shen directions. The major highway is to the east of the property and it is quite easy to have the building facing Jia (E1). The star chart will be as follows:

Stay tuned for the next article when the design is finalized. I will select an auspicious date for the ground activation ceremony, probably in April 2005. On this important day, the surveyor will also be present to ensure that the facing is according to the precise fen jin that I will choose.
